  • Providing early input on project delivery strategy, contract approaches, and risk allocation before documents are signed.

  • Aligning development budgets and schedules with realistic GC bids, lender requirements, and equity expectations.

  • Identifying risk items early—utilities, grading, phasing, procurement, and jurisdictional issues—so they can be addressed before they become change orders or delays.
